MAJOR M&E CONTRACT KICKS OFF AT MANCHESTER HOTEL SCHEME

Genlec has begun work for Russells Construction at the 20-storey Motel One and Staycity scheme in Manchester City Centre under a multi-million pound contract.

The large-scale mechanical and electrical programme is this week underway and is expected to take some 21 months to complete.

The towering new structure, being built on behalf of developer Property Alliance Group, is located at the site of the former Peterloo House at 3 St Peter’s Square. The project will see the creation of 328 hotel rooms for Motel One, which will occupy levels ground to eight, while Staycity Aparthotels will provide 256 studios and one-bedroom units under its premium ‘Wilde Aparthotels’ brand on floors nine to 20.

Extensive preparatory works have taken place during the months prior, with Genlec supplying modular units to concrete suppliers for precast fixing. The firms will work closely together during installation, using a ground-up floor-by-floor approach.

Jonathan Twentyman, Managing Director of Genlec, commented:

“This is a huge project overall, and a particularly large-scale M&E contract that applies a range of approaches from traditional install to precast/modular. The busy and confined city centre location has to an extent dictated this approach and this will undoubtedly be the biggest challenge throughout. A close collaborative working relationship between the client and the rest of the supply chain will be incredibly important throughout.”

A site team of approximately 20 operatives, plus an in-house management team are now on site. During peak points, however, this figure will rise significantly taking the Genlec workforce to around 40-plus.

Gareth Russell, director of Russells Construction, added:

“The new 3 St Peters is really starting to take shape and we’re pleased to be working with Genlec to get started with the M&E elements as planned on programme.”
